The Screening Process

Based on more than 30 years of experience, AFPM knows firsthand the importance of securing a qualified tenant. Our property owners’ complete satisfaction is paramount and is something we take very seriously. That’s why we employ a thorough and comprehensive screening process to ensure that we find the most qualified prospects to put own clients’ minds at ease.

Tenant Criteria

Finding good, qualified tenants can be an arduous task but after years of successful experience we have I down to a science, using a proven set of factors that have served us and, more importantly, our property owners well. They are as follows:

  • Tenant History (2 years)
  • Employment History (2 years)
  • Nationwide Criminal Check (Misdemeanors & Felonies)
  • Nationwide Sexual Predator Check
  • Income Verification (3 times the monthly rental amount)
  • Credit History (Overall good, based on a national risk score)

In some instances when a tenant doesn’t totally meet our property management standards, an additional deposit can be substituted if one of the above criteria is not met. Before a prospective tenant is rejected, a member of our professional staff will contact the property owner to make that final decision.


In order for your property to be rented, it must have visibility – both physically and digitally. Not everyone that is looking to rent a home is from the local immediate area. Some are from out of the country. Many are relocating to the area and rely on the Internet and various Social Media platforms such as FaceBook to do their property search, looking for homes that best match their personal and professional needs. That’s why AFPM goes beyond the local media and uses the broad reach of the Internet and Social Media, as well as the Realtors’ Multiple Listing Services to advertise and market our owners’ properties.
